I own a 6 acre land-locked parcel with no public road frontage, that has a deeded right-of-way across someone else's property, and I want a variance to build a year-round home on it.

Variances are granted sparingly as a general matter of law and are unique to a variety of factors that create an exception to the general zoning laws which are passed for the benefit of the community. Find an attorney who specializes in this area of law.
