I am leaving for a year long trip and have a friend agree to watch my house while I am away. I tell him he must keep everything in the same condition it was left and cover all expenses and maintain the property while I am gone. The friend agrees to do just that promising he will do so as long as I can come back less than a year from now to allow him to leave on his own trip. We agree. I come back 6 months later to find the house trashed, grass now brown, and taxes and insurance unpaid for. Is this a breach of contract in a bilateral contract and do I have the right to sue for damages?
