Built a pool 13 years ago based upon location of pins from survey. Unable to locate those pins and now selling. Overhead view of property shows a corner of pool on neighbor's land. What action should be taken to make our property sellable?

Before you even try to sell, you need to get a survey done, and, if there is an encroachment, see a lawyer about negotiating with the neighbor. Do NOT list the property for sale before doing these steps. You have a very serious problem which will impair a sale and may get you sued, and may require complete removal of the pool.
